But the July 2026 Burlington real estate market statistics are still worth paying attention to.
Here’s what happened in Burlington, what the numbers actually mean, and what buyers and sellers should be thinking about heading into the fall market.

At first glance, those numbers might make it seem like the Burlington housing market is simply declining.
But there is another important piece of the story:
New listings also fell significantly.
Sales were down 30%, but new listings were down 25%.
That tells us we aren't seeing a flood of homes coming onto the market while buyers completely disappear. Instead, both buyers and sellers appear to be taking a more cautious and measured approach this summer.
And that distinction matters when trying to understand where the Burlington real estate market is actually heading.
What Is Happening in the Burlington Real Estate Market?
The Burlington real estate market in 2026 continues to be very different from the fast-paced market many homeowners experienced a few years ago.

That is a significant month-over-month change, but it's important not to interpret one month's average as a definitive indication of where Burlington home values are headed.

For example, if a larger number of higher-priced homes sell in one month, the average price can increase. If more homes in lower price ranges sell, the average can decrease.
That's why I always encourage homeowners to look at multiple indicators, including comparable sales, inventory, days on market, price range and neighbourhood-specific trends.
The Burlington real estate market isn't one market.
Your Burlington home is competing against the homes currently available in your specific neighbourhood and price range.
How Long Are Homes Taking to Sell in Burlington?
In July, the average number of days on market increased from 29 days to 39 days.
For Burlington sellers, this is an important number to understand.
It means buyers generally have more time to consider a property before making a decision.
That makes the first few days on the market particularly important.
When a home launches at the right price, is properly prepared and has strong marketing behind it, it has a better opportunity to capture the attention of buyers when the listing is fresh.
On the other hand, a home that is overpriced can sit, become stale and eventually require a price adjustment.

What Does 3.5 Months of Inventory Mean for Burlington?
Burlington had approximately 3.5 months of inventory in July.
Months of inventory is one way we can look at the balance between buyers and sellers.

If no new homes came onto the market, approximately how long would it take to sell the existing inventory at the current pace of sales?
At 3.5 months of inventory, Burlington is not experiencing the extremely tight conditions we saw during the most competitive periods of the market.
But we're also not seeing an overwhelming amount of inventory.
In fact, months of supply decreased slightly from June, despite the decline in sales.
Again, this reinforces why the July numbers need to be looked at together rather than individually.

Looking at the market year over year can give us another useful perspective.

So yes, the Burlington real estate market is quieter than it was a year ago.
But once again, inventory hasn't increased dramatically.
In fact, new listings are down year over year and months of supply are also lower.
That's why I wouldn't describe the Burlington market simply as “prices are falling.”
The market is more nuanced than that.
Is Burlington a Buyer's Market in 2026?
